How can I schedule a showing?
Showings are by appointment only. Please call us to schedule a viewing.
What are your office hours?
We do not maintain an office with regular hours. If you need to meet with us please call to arrange a meeting and we will meet you on-site.
Where is your office located?
As a family-owned business we do our office admin work out of our home. Our online portal has made it very simple to handle paperwork, payments, and maintenance requests online so we do not maintain a regular office front. We will gladly meet you on-site at the property to handle any business that needs to be done in-person.
Do you require a background check?
Based on your application, we may request a credit and background check from Transunion. In these cases, there will be a background check fee.
Who needs to submit an application and submit to background checks?
All applicants over 18.
How much is the background check fee?
Our background check fee is $35 and is non-refundable. This goes directly to the background check service. If you are concerned about something that might show on your background check, please call and discuss it with us before you spend the money on the fee.
Do you accept pets?
We do accept a maximum of one pet on a limited and case-by-case basis. A pet deposit and monthly pet fee will apply.
Do you accept Section 8 or other housing assistance?
We do accept Section 8 and we try our best to accommodate other assistance such as VA housing programs etc.
Do you require a security deposit?
All leases will require a security deposit equal to at least one month’s rent. In some cases the deposit may be higher.
When is rent due?
Rent is due on the 1st of the month. After the 5th of the month there is a late fee added equal to 10% of the outstanding balance.
How do I pay rent?
Payments are accepted on our online portal or the Resident Center app. You may pay with a card or with a checking account. There is no charge for paying directly from your checking account. Payments using a debit or credit card will incur a 3% processing fee.
Do you prorate rent for mid-month move ins?
We require a full month rent up front to move in. If you move in mid-month, we will prorate the second month.
How do I get on the tenant portal?
Once you have signed your lease you will be sent a link to our Resident Center where you can set up your account, pay your bill, and submit maintenance requests. Please sign up for text alerts so we can notify you for maintenance or weather announcements.
Do you have an app for my phone?
Yes, it is called Resident Center by Buildium and it is available on your app store.
